Choose Full-Service Operations if you want Cozii to handle the day-to-day. Choose Referral & Handoff if you want introductions and prefer to handle the agreement and stay yourself. Choose Lease to Cozii if you want to consider a rental offer for a specific housing client’s stay. We can help you compare the options.
Full-Service Operations has a $400 one-time setup fee and a service fee of 20% of collected rental revenue. There is no fixed monthly service fee on empty months. Property expenses and the scope of work are set out in your proposal and agreement.
Cozii introduces a prospective housing client and coordinates the handoff. You handle screening, the rental agreement, payments, and ongoing operations. The referral fee and the event that makes it payable are agreed in writing before the introduction.
When we have a suitable housing client, we propose specific lease dates and a rental amount. Cozii leases your property for the agreed term and subleases it to the client. You receive the rent agreed in your lease with Cozii; Cozii sets its own client price and handles the stay.
Lease to Cozii is proposed around a particular client’s stay rather than an automatic year-long commitment. Dates, extensions, and responsibilities are agreed for that lease. Full-service and referral arrangements have their own terms.
The 60-day booking promise applies to Full-Service Operations: if we have not placed a guest within 60 days of going live, the $400 setup fee is refunded. It does not apply to Referral & Handoff or Lease to Cozii.
We work with furnished or furnishable properties. During the property review, we discuss location, readiness, furnishing needs, and any coordination you want included in your proposal.
